On May 10, 2023, the City Council embraced change by adopting the Official Plan Amendment and Zoning By-law Amendment. These amendments, now in effect without any appeals, have legalized two, three, and four-unit multiplexes citywide. This groundbreaking move overturns restrictive zoning bylaws that previously hindered such developments in various parts of the city, marking a significant milestone.



Streamlining Development for a Brighter Future:

What does this mean for you, our cherished community members and prospective homeowners? It signifies a streamlined process that puts the power of development in your hands. The City Council is taking unprecedented steps, preparing Official Plan and Zoning By-law amendments to permit "as-of-right" development for up to four residential units on low-rise residential lots city-wide. This translates to incredible opportunities for families and older adults, with ZERO development fees for up to four units across the city, and absolutely no park levying. The goal is to empower individuals to shape their housing future with unprecedented ease.


Accelerated Path to Building Permits:

In our quest to simplify and expedite the development process, the City Council is offering a direct route to building permits for projects that don't require variances. This means that if your development aligns seamlessly with the city's vision, you can move swiftly from concept to construction, ensuring a faster increase in housing supply.


The Sky's the Limit: A New Era for Fourplexes:

The default maximum height for fourplexes is now an inspiring 10 meters with a 19m building depth, and setbacks seamlessly aligned with the underlying zone requirements for a single detached dwelling. This opens up a realm of possibilities for architects and developers to create harmonious, high-quality living spaces that elevate the cityscape. But the excitement doesn't end there. Picture owning a piece of a fourplex as an individual condo owner. Yes, you read that right. The City Council is empowering developers to build fourplexes and sell each unit as a separate condo, offering unparalleled flexibility and ownership opportunities.
